Freight Elevators, Access Hours and Your NYC Floor
In New York the building sets the rules. Many allow vendor work only at set hours, need the freight elevator and loading dock booked, and ask for an insurance certificate before a crew arrives.
Tell us those rules up front and we plan the nights around them, floor by floor. Send these with your quote request:
- Freight elevator hours and who books it
- Loading dock or service entrance
- The hours vendors may work
- The insurance certificate your building asks for
- Which floors and suites are in scope
Winter adds its own wear. Salt and slush from the sidewalks dull lobbies and entries first, so they need care more often from December to March.

VCT Strip and Wax: Before and After
VCT floors stripped, waxed and burnished in stores, offices, schools and clinics.

What that means for floor care in New York City
Stores lead the count
Retail leads the New York City metro area with 70,682 establishments, followed by 54,166 in food and lodging. Store floors are judged by customers every day, which makes a burnish and recoat schedule cheaper than a full restoration later.
Different buildings, different hours
New York County (Manhattan) counts 348 operating public schools and 16 Medicare-registered hospitals; the metro area has 1,057 warehousing and storage establishments. Each runs on different hours, so TCS Floors schedules nights, weekends and breaks around them.
Signs a New York Floor Needs a Full Strip
If you see most of these, a recoat will only seal the dirt in. Strip it first.
Yellow or grey bands along walls and baseboards
Finish chipped at elevator doors and thresholds
Dirt trapped under the shine, not on top of it
Lobbies that stay dull after a burnish
White salt marks that a mop no longer lifts
How an After-Hours Strip Runs in an Occupied Building
- 1
Book the building
We confirm the freight elevator, the dock, sign-in and the hours we may work.
- 2
Clear and protect
Furniture moves out of the work area. Carpet edges and doors are protected.
- 3
Strip and rinse
The old finish comes off down to bare tile. The floor is rinsed and neutralized so new coats bond.
- 4
Finish and hand back
New coats go down, each dry before the next. We put the room back and hand it over on the schedule we agreed.
Keep Lobbies and Corridors Bright Between Strips
Lobbies and corridors carry every visitor. Walk-off mats at the doors, a nightly dust mop and regular burnishing keep the finish from wearing through.
A customized maintenance program can service the lobby weekly and the upper floors less often. See burnishing.
What Sets the Price of VCT Waxing in New York City
We price after we see the floor. In New York these matter most:
What moves the price
- Square footage across floors. 10,000 sq ft on one floor runs faster than the same area spread over five.
- Building access. Elevator time, dock slots and work hours set how many nights the job takes.
- Furniture. Open corridors are quick. Offices full of desks take longer.
- Old finish. More layers take more stripping.
- Number of sites. Several buildings can share one program and one schedule.

Send these and we can scope the job:
- Square footage per floor, even rough
- Two photos: a corridor and a corner
- Your building's vendor rules (elevator, dock, hours)
- How many buildings you run
Sites outside the city? We also cover Stamford, Philadelphia and the rest of the country.

New York City Floor Maintenance Questions
Yes. We work nights and weekends inside the hours your building allows, and hand the floor back on the agreed schedule.
Yes. Send us the elevator hours, dock access and sign-in rules with your request and we plan the job around them.
Busy lobbies and corridors need it sooner than private offices. Burnishing and scrub-and-recoat visits between strips stretch the time a lot. We set the interval per floor.
A strip takes the old finish off down to bare tile. A scrub and recoat cleans the top layers and adds fresh coats. A recoat costs less, but it only works while the finish below is sound.
Yes. We have done school floors in the Bronx and Brooklyn, up to 72,000 sq ft. Summer and long breaks are the usual windows.
Square footage, two photos, your building’s vendor rules and the number of sites. We recommend the scope, then confirm the price once we have seen the floor.
Yes. We have done jobs in Hempstead, Bohemia, Scarsdale, Yonkers and Hoboken, and we cover facilities nationwide.
No. TCS Floors works on commercial floors only.
